Getting Around
The 18-mile paved Timpoochee Trail is how locals actually move between beach towns, and bikes and golf carts do a lot of the work. Walton County now runs a free beach tram along part of the corridor. The honest flip side: 30A is a single two-lane road for its full 26 miles, and summer weekends back it up.
Beaches & Parks
Grayton Beach, Topsail Hill Preserve, Deer Lake, and Eden Gardens State Parks sit right on the corridor, along with 15 coastal dune lakes — an ecosystem found in only a handful of places worldwide. Access comes in two flavors: full-service regional accesses with parking and restrooms, and smaller neighborhood walk-ups inside individual communities.
Dining & Gathering
The Seaside town square with its amphitheater and Airstream Row, Rosemary Beach's cobblestone main street, and Grayton's laid-back side each pull a different crowd. It is one of the strongest dining scenes on the Gulf Coast, and most of it is walkable from wherever you land.
Schools
All of 30A is served by Walton County School District, an A-rated district for eight consecutive years. Van R. Butler Elementary, Emerald Coast Middle, and South Walton High all sit on or near the corridor, plus Seaside Neighborhood School, Florida's oldest continuously operating public charter, right inside Seaside.
Healthcare
Ascension Sacred Heart Emerald Coast is a full-service hospital with a 24/7 emergency room on Highway 98 in Miramar Beach, at 30A's eastern gateway. That matters more than people expect when they are weighing a coastal move.
Recreation & Events
